Critical Area Protection
Maryland law demands that waterfront property owners preserve and maintain an area of natural vegetation along the water’s edge. This swath of land, known as the critical area, extends 1000 feet towards the land from the mean high water line of tidal waters. Within the critical area is a 100 ft. buffer in which development or disturbance is generally prohibited. These areas serve as natural filters and help protect our rivers from excessive nutrient and sediment runoff. CREB Conservancy is dedicated to ensuring that these laws are followed.
